Welcome to the Partner Policies page, where we outline our commitment to fostering a safe, respectful, and professional environment for all stakeholders. The guidelines and standards provided here are essential to ensuring successful and constructive partnerships across all levels of engagement.

On this page, you will find three foundational documents: Standard of Professional and Courteous Conduct, which emphasizes respectful and professional interactions; OSBT HSSE Program, outlining our Health, Safety, Security, and Environmental commitments; and Drug and Alcohol Use Policy, which promotes a safe and productive workplace. Each document reflects OSBT’s dedication to upholding high standards that support a secure, compliant, and positive work environment. We encourage all partners to familiarize themselves with these policies to help maintain our shared values and goals.

OSBT requires that each of its Subcontractors and each of their Technicians understand, accept and follow these Standards of Professional and Courteous Conduct.

Professional, as defined by Merriam-Webster’s dictionary, is “characterized by or conforming to the technical or ethical standards of one’s profession.”

Competency: One of the main qualities that defines professionalism is competency. A professional knows what they are doing, and he does it well. Subcontractor would not apply the word “professional” to someone who did a bad job, seemed unsure of themself or who left work unfinished. Professionalism means a job or product gets completed on time, is of good quality and meets or exceeds the expectations of everyone involved.

  1. Understand the technical skills, experience and possible certifications required for each Work Order
  2. Do not accept work you are not qualified to do
  3. Do the work correctly and completely
  4. Identify and report any problems encountered while performing the work

Reliability and Punctuality: A professional is dependable. They will be there when they say they will be. They will call when they say they will. And whatever work needs to get done will be done, every single time.

Professionals don’t make excuses or come up empty-handed when someone is waiting for them. If a professional thinks they won’t meet a deadline or won’t be able to deliver on a promise, they will call and work something out ahead of time. A professional doesn’t leave anyone in the dark.

  1. Allot yourself ample time to complete the work
  2. Make a hard copy of your entire work order; never bring just the sign off sheet
  3. Double check that you have the necessary tools with you before you leave
  4. Never send another technician in your place without informing OSBT first
  5. Immediately call if you are going to be late, don’t hesitate

Integrity: Another key characteristic of professionalism is integrity. Professionals are honest and upfront. If a professional messed something up, he/she would admit to it and try to correct the problem. They wouldn’t lie or try to cover up their mistake, and by blaming someone else. A professional doesn’t lie to make the situation seem better than it is; you can depend on them to tell you the truth. Professionalism means you don’t have to think twice about trusting someone.

  • Immediately report any problems encountered while:
      • Getting to the Work Site
      • Performing the work
  • Do not complain to the Customer or Client
  • Never leave the site without fully completing the work or communicating with OSBT
  • Subcontractor’s Technicians may not hand out business cards to or solicit business from a Customer or Client, or while engaged with any person or organization in a matter relating to the work.
  • Technicians are bound by the confidentiality and non-competition, non-acceptance, and non-solicitation provisions set forth in the MSA.

Dress: All Technicians must dress appropriately for the environment.

  1. Normally, dress in clean work pants (or jeans in good condition) and collared shirts with sleeves, socks and closed toed shoes
  2. Maintain good personal hygiene.
  3. Shorts, tank tops, sleeveless shirts, flip flops, and similar unprofessional clothing are unacceptable.
  4. Shirts and hats with logos, pictures, symbols or messages are unacceptable
  5. Tattoos should be covered by clothing.
  6. Jewelry should be modest and not excessive. Modest single ear piercings are permitted but other body piercings that are visible are not allowed.
  7. In some cases, the Work Order will specify the type of identification to be shown on clothing

Courtesy: Professionalism means you can expect politeness and discretion no matter what. The image people expect from a professional is one that exudes confidence and respect; you would never expect one who is described as a professional to yell, roll his eyes or laugh at you. Respect and courtesy are important aspects of professionalism. Being professional means, you keep your cool and remain calm under any circumstances. No matter how upset a customer or client representative makes you, you don’t react; you deal with the situation rationally and calmly.

Immediately report any problems encountered when encountering a customer or customer representative.

OSBT is committed to the health and safety of everyone employed by the company to provide our services and solutions for our customers. This includes all OSBT employees as well as those employed by OSBT through partners and affiliates. To that end, OSBT has adopted a comprehensive Health, Safety, Security and Environment (HSSE) Program to be adopted and followed by everyone employed by OSBT.

In addition to the instructions and specifications in the OSBT Work Order that must be followed, our HSSE Program specifies aspects of how, when and under what circumstances the work must be performed to ensure the health, safety, security and environment of those performing the work as well as those that may be impacted by the work performed. These include:

  • Report work-related injuries, illnesses and incidents to the assigned Project Coordinator or Project Manager.
  • Observe health and safety-related signs, posters, warning signals and directions.
  • Reviewing work sites emergency action and fire safety plans.
  • Learn about the potential hazards of assigned tasks and work areas.
  • Take part in appropriate health and safety training.
  • Follow all safe operating procedures and precautions.
  • Use proper personal protective (PPE) and other required safety equipment.
  • Warning co-workers about defective equipment and other hazards.
  • Report unsafe conditions immediately to the assigned Project Coordinator or Project Manager stop work if an imminent hazard is presented.
  • Participate in workplace safety inspections.

OSBT performs its services at sites that range from low risk to medium risk and high risk. While all OSBT partners must adopt and comply with the OSBT HSSE Program policies, anyone that will be working in a medium to high-risk site, must be OSBT HSSE Certified. Certification is received after completion of the OSBT HSSE Program training and testing modules as outlined below. Training and testing will take on average, 4-5 hours.

In addition to certification, anyone working in a medium to high-risk site must:

  • Demonstrate safe work behavior as outlined in the required OSBT HSSE training modules.
  • Supply and wear mandatory personal protection equipment (PPE) as outlined in Safety Procedure SP-300-00 – SP-311-00.
  • Submit applicable mandatory safety forms with completed work order.
    • Always required: Job Safety Analysis
  • Provide as applicable: Ladder Inspection, Manlift/Fall Protection Inspection Form, Forklift Inspection Form, Power Industrial Truck Inspection, Hot Work and Confined Space Forms
  • Safeguard and watch out for fellow partners on-site. Complete Incident Report form when an unsafe practice or situation is observed.
  • Follow established OSBT HSSE standard procedures as well as any procedures specified by the customer.
  • Ask for help if their skills, physical capabilities and/or knowledge are not adequate to do the tasks.

AGREEMENT TO PROVIDE CONTRACTED SERVICES TO ONESOURCE BUILDING TECHNOLOGIES DRUG AND ALCOHOL-FREE AND CONSENT TO DRUG AND/OR ALCOHOL TESTING

It is the policy of OneSource Building Technologies to provide its services with contractors that are not under the influence of alcohol or drugs. Indeed, most, if not all, of our customers maintain 100% drug and alcohol-free environments. Contracted Field Technicians (“Field Tech”) are required to arrive at the work order site in appropriate mental and physical condition to complete the work order in a safe and satisfactory manner. In order to ensure our customers can maintain their locations
100% drug-free and alcohol-free, and because of the serious drug abuse problem in today’s workplace, we have established the following policy for existing and future Field Technicians of OneSource Building Technologies effective immediately.

While on OneSource Building Technologies premises or while providing the contracted services at a OneSource Building Technologies’ customer site, no Field Tech may use, possess, distribute, sell, or be under the influence of alcohol, legal, or illegal drugs.

OneSource Building Technologies (also referred to as the Company) explicitly prohibits:

• The use, possession, solicitation for, or sale of narcotics or other legal or illegal drugs, alcohol, or prescription medication with or without a prescription on Company or customer premises or while performing an assignment for OneSource Building Technologies.
• Being impaired or under the influence of legal or illegal drugs or alcohol away from the Company or customer premises, if such impairment or influence adversely affects the completion of the contracted work, the safety of others, or puts at risk the Company’s reputation.
• Possession, use, solicitation for, or sale of legal or illegal drugs or alcohol away from the Company or customer premises, if such activity or involvement adversely affects the Field Tech’s completion of the contracted work, the safety of others, or puts at risk the Company’s reputation.
• The presence of any detectable amount of prohibited substances in the Field Tech’s system while completing contracted work, while on the premises of the company or its customers is prohibited. “Prohibited substances” include illegal or legal drugs, alcohol, or prescription drugs not taken in accordance with a prescription given to the Field Tech.

 

The Company will conduct drug and/or alcohol testing under any of the following circumstances:

1 RANDOM TESTING: Field Tech’s may be selected at random for drug and/or alcohol testing at any interval determined by the Company.
2 FOR-CAUSE TESTING: The Company may ask a Field Tech to submit to a drug and/or alcohol test at any time it feels that he/she may be under the influence of drugs or alcohol, including, but not limited to, the following circumstances: evidence of drugs or alcohol on or about the Field Tech or in the vicinity, unusual conduct on the Field Tech that suggests impairment or influence of drugs or alcohol, negative performance patterns, or excessive and unexplained absenteeism or tardiness.
3 POST-ACCIDENT TESTING: Any Field Tech involved in an accident or injury on the premises of the company or its customers under circumstances that suggest possible use or influence of drugs or alcohol in the accident or injury event may be asked to submit to a drug and/or alcohol test within 24 hours of the incident. “Involved accident or injury” means not only the one who was or could have been injured, but also any Field Tech who potentially contributed to the accident or injury event in any way.

If a Field Tech is tested for drugs or alcohol and the results indicate a violation of this agreement, or if a Field Tech refuses a request to submit to testing under this agreement, the contract with the Field Tech may be terminated. In such a case, the Field Tech will be given an opportunity to explain the circumstances prior to any final actions becoming effective.

AGREEMENT AND CONSENT
I hereby agree, upon a request made under the drug/alcohol testing agreement of ONESOURCE BUILDING TECHNOLOGIES (the Company), to submit to a drug or alcohol test and to furnish a sample of my urine, breathe, and/or blood for analysis. I understand and agree that if I at any time refuse to submit to a drug or alcohol test under company agreement, or if I otherwise fail to cooperate with the testing procedures, I will be subject to immediate termination. I further authorize and give full permission to have the Company and/or its company physician send the specimen or specimens so collected to a laboratory for a screening test for the presence of any prohibited substances under the agreement, and for the laboratory or other testing facility to release any and all documentation relating to such test to the Company and/or to any governmental entity involved in a legal proceeding or investigation connected with the test. Finally, I authorize the Company to disclose any documentation relating to such test to any governmental entity involved in a legal proceeding or investigation connected with the test.

I understand that only duly-authorized Company officers and/or agents will have access to information furnished or obtained in connection with the test; that they will maintain and protect the confidentiality of such information to the greatest extent possible; and that they will share such information only to the extent necessary to make decisions and to respond to inquiries or notices from government entities. Results should be forwarded immediately by fax to OSBT, ATTN: Safety Officer, (888-482-6199) on the testing facility official letterhead that includes the address, phone number, and name of facility representative, date stamped within 24 hours of the accident or near miss.

I will hold harmless the Company, its company physician, and any testing laboratory I or the Company might use, meaning that I will not sue or hold responsible such parties for any alleged harm to me that might result from such testing, including loss of work or any other kind of adverse job action that might arise as a result of the drug or alcohol test, even if a Company or laboratory representative makes an error in the administration or analysis of the test or the reporting of the results. I will further hold harmless the Company, its company physician, and any testing laboratory the Company might use for any alleged harm to me that might result from the release or use of information or documentation relating to the drug or alcohol test, as long as the release or use of the information is within the scope of this agreement and the procedures as explained in the paragraph above.

This agreement and authorization have been explained to me in a language I understand, and I have been told that if I have any questions about the test or the agreement, they will be answered.

I UNDERSTAND THAT THE COMPANY WILL REQUIRE A DRUG SCREEN AND/OR ALCOHOL TEST UNDER THIS POLICY WHENEVER I AM INVOLVED IN AN ON-THE-JOB ACCIDENT OR INJURY UNDER CIRCUMSTANCES THAT SUGGEST POSSIBLE INVOLVEMENT OR INFLUENCE OF DRUGS OR ALCOHOL IN THE ACCIDENT OR INJURY EVENT. I AGREE TO SUBMIT TO ANY SUCH TEST WITHIN
24 HOURS OF THE INCIDENT OR NEAR MISS.

“Involved in an on-the-job accident or injury” means not only the one who was injured, but also anyone who arguably or potentially contributed to the accident or injury event in any way, i.e., the person suspected of causing someone else to get hurt gets tested as well.
